Even the best developments have cracks in the foundation somewhere. Or some area that was not attended to properly. It happens. What’s yours? Here’s a list of ten common problems most Home Owner Association Boards need to contend with:
- Poor Construction Quality: Watch out for the use of subpar materials, sloppy workmanship, or the disregard of building codes and regulations. Developers need to be held accountable and make good on these kinds of things, and they will—as long as you approach them within 2 years of construction.
- Design Flaws: Look for poor layouts, inadequate ventilation, or insufficient accessibility. Or be flawed.
- Maintenance Neglect: Without regular maintenance, things fall apart and result in costly repairs and damage due to a lack of proper property upkeep.
- Security Vulnerabilities. Red alert. Failing to install adequate security systems is a problem. Raising awareness around any security gaps in the property’s design is the answer.
- Environmental Compliance Issues: Non-compliance with environmental regulations, or improper disposal of hazardous materials, can lead to hefty fines. For those in the know, completely unnecessary fines.
- Code Violations: Code violations, zoning violations, or fire code violations can have a cost. Pretty big costs, at that.
- Accessibility Issues: Failing to comply with accessibility regulations, such as the Americans with Disabilities Act (ADA), can be costly and is not right.
- Energy Inefficiency: Poor design. Out-dated materials. Lack of maintenance. Whatever the reason, poor energy efficiency will result in higher utility costs, waste energy and have a negative impact on the environment, and nobody has time for that.
- Water Damage: Stop leaky pipes, faulty plumbing, or improper drainage from damaging floors, walls, ceilings and foundations, or your budget will be under water.
- Fire Safety Hazards: Does your property have the right number of fire alarms, and fire extinguishers? Do you have fire escape routes posted and easily visible? Don’t get burned.
